Флиппинг квартиры в Лос Анжелесе – реальный пример

Один из наиболее часто задаваемых вопросов от наших читателей остается неизменный вопрос “Можно ли заработать на флиппинге домов и квартир в Лос Анджелесе и его районах” в различных его вариациях.

Тема “флиппинга” или быстрой перепродажи недвижимости подогревается “горячим” рынком недвижимости в южной Калифорнии, желанием заработать и сразу несколькими очень интересными ТВ шоу о “флипперах” “Flip This House”, “Flip or Flop” .

На прошлой неделе нам попался подходящий объект для флиппинга (Квартира была выставлена за $225,000 при том что подобные продаются за $285,000 и выше) и мы решили показать и рассказать с точки зрения профессионалов недвижимости о всех сторонах предпродажной оценки и “подводных камнях” работы с квартирой для перепродажи.

Какой же он на самом деле, флиппер заслуживающий внимание инвестора?

Знакомтесь, кандидат на “флиппинг”  386 S. Miraleste drv #470, San Pedro, CA 90273.

Это квартира (кондо) расположено в одном из районов пригорода Лос Анджелеса – Сан Педро, в лучшей его части, прямо на границе с “Беверли Хиллз Южного Залива” городом Палос Вердес.

Что такое Палос Вердес? Это полуостров рядом с центром Лос Анджелеса на котором расположены 3 элитных города – Палос Вердес (Palos Verdes), Палос Вердес Эстэйтс (Palos Verdes Estates) и Роллинг Хиллс (Rolling Hills). Представьте себе Беверли Хиллз на берегу океана, ну или Малибу на высоких скалах. Естественно в этом анклаве самые лучшие школы и детсады, множество мест где можно заниматься спортом – вело, пешими прогулками, нырянием с маской, подводной охотой на трофейных рыб, сбором лобстеров и другими хобби. Недаром большинство спортсменов и знаменитостей живут в Палос Вердес с давних времен. Ð’ их числе многие актеры Голливуда, игроки Los Angeles Lakers и Los Angeles Clippers, звезды тенниса как Ангдре Агасси и другие известные личности.

Так вот, часть района Сан Педро (на самом деле это Лос Анджелес)  где расположена эта квартира в комплексе Miraleste Canyon Estates находится буквально на границе с Палос Вердес, почти на самом верху холма. Как результат – почти отсутствие каких либо правонарушений или преступности, кристально чистый воздух (комплекс находится выше уровня смога в Лос Анджелесе),  и преобладание солнечных дней ( из за высоты облака здесь нагреваются и “сгорают” намногобыстрее). Квартиры в этом комплексе пользуются спросом из за местоположения комплекса а также из за низких ставок по ипотеке.

В самом комплексе есть 3 бассейна, 2 спортивных зала, зал с полностью оборудованной кухней для проведения праздничных мероприятий (дней рождений, свадеб). Частыми гостями тут являются полудикие павлины которые приходят сюда в поисках корма.

Для начала нам нужно посмотреть MLS – Multiple Listing Service  или центральную базу данных всех объектов недвижимости  выставленных на продажу в Лос Анджелесе,  администрируюмую советом Риэлторов Лос Анджелеса и выяснить почем продаются подобные квартиры:

Крацным прямоугольником отмечены следующие поля:

S-Status: Статус объекта , далее идут 3 обозначения A- Активный листинг, P- Pending – Ð’ процессе продажи и самый главный для нас S-Sold – Проданные квартиры.

Также отмечено колонка адреса, цены и даты продаж.

Как видно из этой таблицы максимальная цена на проданной квартиры в комплексе была $298,000 и несколько за $295,000. Таким образом мы определили, что с качественным ремонтом мы сможем продать эту квартиру приблизительно за $300,000-$320,000

Из практики, знаем что качественный и хороший ремонт в какой квартире стоит порядка $25,000 и он будет включать в себя следующее:

1. Все малярно-покрасочные работы – снятие “попкорна” с потолка, выравнивание потолков, шпаклевка, нанесение texture на стены, полная покраска с акцентированными стенами, установка потолочных карнизов (crown moulding) и плинтусов.


2. Замена все кухоных шкафов и шкафов в туалетах.


3. Замена всех столешниц на кухне и в туалетах на гранитовые.


4. Установка recess lights в потолки, замена всех выключателей и розеток, замена всех внутренних дверей на новые.


5. Установка новый деревянных полов во всей квартире.


6. Замена всей сантехники.

Теперь давайте посчитаем расходы помимо ремонта которые нам предстоят в связи с последующей покупкой а затем продажей квартиры:

Итак, если вам повезет и администратор наследства выберет Ваш контракт, Вам придется оплатить расходы компании-посредника “эскроу” в размере приблизительно $2,000. Далее..

I was exploring advertising options of CPC online advertising recently read the funny and clever story by Matt Goldenberg “How to Add 15,306,040 People to Your LinkedIn Network in Three Weeks”.

Upon reading this article I decided to add linked in signature to gmail and googled this article “How to: Add a LinkedIn Button to Your Gmail Signature”.

I tried following instructions, but perhaps they were obsolete, or Linked in changed their interface and I count not find the last step (Step 4 in above mentioned article):

So to make it short and easy, follow these 3 steps to add LinkedIn Profile badge to Gmail Signature:

Step 1:

While you logged into Linked in type following phrase in Google: linkedin profile badge, you will see in search results following image:

click on the first link and you will be taken to your own page with different badge designs options, choose one that is most appealing to you, I personally liked second from the top, that page will look like this:

Step 2:

Select and copy the whole code and paste it into the textpad (this HTML code will work fine if copied into webpage but it will not work “out of the box” for Gmail signature, will need a image URL and your linked in profile URL later)

It Should look like this:

Step 3:

While logged into your gmail account click on Gmail Setting “Gear” button which looks like this:

Once inside your Gmail settings, scroll down to the Signature option:

Step 5:

Now, In Gmail signature panel Click “Add Image Icon”, It will look like this:

Now remember that Code that you copied from Linked in profile badge in Step 2?

Step 6:

After you click on “Add Image” Icon, dialog will open asking you whether you want to insert image from Google drive, Upload it from computer or Link it from elsewhere. Important! Select “Web Address”

Copy selected Linkedin badge image URL link (highlighted above in beige background) into “Insert Image” interface field of Gmail Signature panel as shown below:

Almost DONE! Your signature panel now has an Image, but this image is not linked to your LinkedIn profile:

Step 7:

Copy onto clipboard (Just hit Command-C) Your Linked in Profile URL code (highlighted with purple background) as shown on the picture:

Step8:

FIRST (Important) select the Badge Image (Selection dialog will appear if selected properly) THEN hit “Link” icon on the toolbar:

This dialog will appear , now PASTE previously copied URL to your LinkedIn profile into the field titled “To What URL should this link go”? To remind you, it should look like this:

Paste that URL as shown on the picture below.

Congratulations! You added a working Linkedin Badge to your signature panel!

You decided that you want to sell your house or a condo and listed it on a Zillow or Trulia in “For Sale by Owner” (FSBO). You prepared the house for showings but for some reason there is little or no activity with buyers. One of the most frequently asked questions from home FSBO sellers is: Why buyers agents dont bring buyers to my “For Sale by Owner” property that I listed on Zillow FSBO?

The answer is very simple  and straightforward and the difference is COMPENSATION (actually lack of it in writing) from the seller to buyers agent.

See, when buyers agent shows listing from MLS, he knows beforehand that his compensation in either dollars (flat fee) or percentage of the sales price. According to MLS rules, Listing agent (the one who represents seller) has to have  a listing agreement in writing where compensation for his and buyers agents services is spelled out.

By showing MLS listed property buyers agent KNOWS that if his clients offer is accepted, he will get paid.
