This  beautiful 3 bedroom 2 bath home in Chino Hills with huge front and back yard was listed on FSBO websites for nearly 3 weeks with no action. When we asked her what was the reason for not working with a realtor she mention 2 things:


  1. Desire to save on 6% commission which amounts to $34,000

  2. Previous negative experience with a Realtor when he would not cancel listing agreement before expiration due to changes in her situation (basically planned job transfer did not occur)

  3.  Desire not to pay commission if she finds her own buyer or if her friend or relative decides to buy her house.

In this particular case, home seller is relocating out of state and was complaining that she is inundated by calls and emails not from home buyers, but from from 2 main categories of callers: 1 – gullible “Flippers/ Wholesalers/Investors” – you know the ones who paid $2599 for a 6 hour seminar on how to “flip” homes and now searching for a home seller that “needs to sell fast” and second category – Realtors wanting to list this home for sale.

I’d like to share another success story on how we helped homeseller in Toluka Woods neighborhood of Toluka Lake/North Hollywood get 3 offers in 10 days of listing their home on 5141 Ledge Ave. North Hollywood, CA. House was listed for 50 days with no action on Zillow FSBO.


I contacted seller on April 12th and offered him a 30 day MLS listing with 3.5% total commission. After giving it a though he agreed, signed a 60 days listing agreement, I took wide-angle photos and entered listing into CRMLS – California Regional MLS that spans from Oxnard to Oceanside and from Marina del Rey to Barstow.

I Installed a yard sign that generated about 5 phone calls within first week .

After listing it in the MLS, I compiled a list of appx 1500 email address of agents who sold house or a condo in 2015-2016 withing 1 mile radius from this property and send them e-mail blast alerting about this new listing. You can see on screenshot below initial campaign at the bottom and the copies of the campaign that were re-sent to the agents who did not open initial email (my e-mail software actually knows if recipient opened the email or not). Because more and more agent kept opening email, the number of subscribers as you can see declined.

All this marketing activity produced excellent results! We had 17 showings from realtors with qualified buyers in less then 10 days and now have 3 offers on a table!

We are happy to share a MLS Exposure for Zillow FSBO Success Story – Long Beach condo at 819 E. 4th St. Apt 4.


It was listed on Zillow.com “For Sale by Owner” by a famous investor and awesome motivational speaker Nadine Lajoie who acquired it as investment in 2015. After few phone calls we decided to list it in the California Regional Multiple Listing Service –  CRMLS with only 3.5% TOTAL commission (Buyers Agent 2.5% and Sellers Agent 1% ). Property initially was occupied by a tenants who made it difficult to show, however after couple of weeks tenant left and we installed electronic Supra lock box that made it very convenient for realtors to show this condo.

  3. Electronic SUPRA lockbox – makes it very convenient for Realtors to show a VACANT property

  4. Professional “For Sale” Sign attracted lots of attention from street traffic.

We are happy to announce another closing where buyer received 50% commission refund at the close of escrow!


Buyer was pre-approved for a mortgage but was short on closing costs and found us on Google using keyword “home buyers realtor’s rebate” and  “Realtors commission refund in Los Angeles”. After initial consultation we determined that he wanted to buy a house in the Valley, so we set him up with auto notifications from MLS for 3 bedroom homes with large lot in Encino, Chatsworth, Reseda, West Hills, Van Nuys. We also signed a realtor commission rebate agreement prior to showing homes, that gave him a piece of mind that he has a contract in writing that he will get real estate commission refund of $6500 (approximately based on the sales price) after close of escrow.


As expected, his transaction went smooth and escrow was closed in 30 days. Buyer chose to receive 1.25% realtors commission refund not after close of escrow, but in the escrow so his closing costs were covered and he did not have to come with extra cash.

I get automatic new listings notifications from our MLS system for each new listing that come up for sale in MCE. This latest new listing caught my eye.. Completely remodeled unit with 2 side-by side parking spaces.. and price.. $319,000 a whopping $25,000 below recent highest sale, and potentially $40,000 below appraised value. Lets see what its all about..

As you can see we already have a closed sale in the amount of $343,000 closed 4 months ago on 1/7/2016 , several Backup/Pending transactions for $334,00 and $329,000. It is clear that this new unit could have been priced AT or ABOVE highest sales in MCE, but for some reason the owners and listing agent decided to leave $40,000 on the table.


At this price, it almost makes sense to buy it and resell in summer for $360,000. No remodeling required!
